Project Overview
1.Beijing
Chemsunny Plaza in Beijing
Completed in December, 2006, Chemsunny Plaza in Beijing is an office building project developed by Franshion Properties, located along the west Chang’an Avenue, opposite to the Head Office of ICBC, facing the Finance Street. With 194,000 square meters of GFA, Chemsunny boasts that its 193,936 square meters are for office purposes, the last office building on West Chang’an Avenue for large area rental.
Chemsunny Plaza’s unique design is attributed to renowned international architectural firm Skidmore, Owings and Merrill LLP., inspired by traditional Chinese Character strokes and the symbol ”卐” of the Buddhism. The two-layer glass curtain wall with an area of 5,000 square meters allows efficient temperature regulation in the buildings and to save heading and cooling costs. A double atrium with a height of 57 meters and a combined total area of 3,000 sq.m. allow natural light to pass throughout the three office buildings. The two deluxe observation elevators directly reach the top—the highest Executive Floor on the Chang’an Avenue, representing top superiority and honor.
Chemsunny Plaza is also distinguished by its 4,600-sq.m. landscaped pools, solely next to the National Opera House. The basement car park contains space for approximately 1,050 vehicles. The facilities for business and living designed full of human elements boast top of the notch in the West Chang’an Avenue. The contemporary architectural arts and advanced technology has no doubt secured a place for Chemsunny among world-class office buildings.
2.Shanghai
Shanghai Fortune Plaza
Shanghai Fortune Plaza is located along the eastern bank of the Huangpu River in Lujiazui in the Pudong District, a financial centre of Shanghai and facing the famous Bund across the River.
Shanghai Fortune Plaza has an architectural design distinctive from the high-rise buildings surrounding it. 7 stand-alone office buildings of different architectural styles are harmoniously integrated into a panorama of a whole complex. A large-scale two-layer glass curtain wall serves to save energy within the buildings while allowing a panoramic view of the Huangpu River and the Bund.
The buildings were designed and constructed to include innovative, technologically-advanced and artistic features. The large-scale two-layer glass curtain wall saves 20% of the energy. The design is environmentally-friendly with landscaping features. Energy-efficient air conditioning and air circulation system are located below each floor. A spacious office area has ceiling heights of five to eight meters in the hallways and approximately three meters within the office spaces. Each of the seven buildings owns a sunk-designed court, not only bringing more lights, fresh air and views to the B1 area, but also creates a space for a break from the busy work to get closer to the nature.
Shanghai “Zhangyang Riverside Garden”
Adjacent to the “Fortune Plaza”, Shanghai “Zhangyang Riverside Garden” was a residential property project completed by Franshion Properties in 2006, with a prime location along Huangpu riverside.
Covering the most valuable lakes, woods, lawns of the city center, Shanghai “Zhangyang Riverside Garden” contains only 5 high-rise luxury apartment buildings with the spacing as long as of 80 meters. It integrates all the elements showing its elegance and beauty through peaceful phoenix trees, clear moon lake, fountain springs, green hills, mountain shade, waterfalls, grassland gardens, clear water, lush trees and blossom square.
All the five buildings of “Zhangyang Riverside Garden” stand over 100 meters high. A staggered distribution of different buildings ensures a river view able to be seen from different perspectives in the building. The panoramic triple arced windows inserted in the wall compose elegant curves which demonstrate the highbrow taste of the owners.
Shanghai “Gaoyang International Passenger Transport Center”
Located in the heart of Huangpu River area, Shanghai “Gaoyang International Passenger Transport Center” is a transportation hub, 880-meter along the riverside, and covers an area of 85,089 sq.m., comprising an international passenger terminal, a office building for harbor services, serviced apartment buildings, an art gallery and a musical & cultural center.
With a GFA of approximately 20,000 sq. m, the international passenger terminal anticipated to have a berthing capacity for three 80,000-ton international passenger vessels and approximately 100 passengers per annum. The main facilities are allocated beneath the green lawn with an area of 50,000 sq. m., the part above the ground is an irregular-shaped glass ball “floating” on the green band, which makes an additional magnificent sight along Huangpu riverside.
“Gaoyang International Passenger Transport Center” composes 6 independent office buildings integrating functionality and sights, best to serve as the global or regional headquarters of the international companies. The proximate serviced apartments provide perfect accommodations for road warriors; A semi-underground business center boasts a large collection of the world class luxury brands; The musical and cultural center will become a vanguard recreational place leading the new Shanghai lifestyle; And the 80,000 sq. m. riverside grassland creates a healthy and pleasant ecosystem.

“Every Garden”, close to both the bustling downtown and the tranquility, consists of 12 residential buildings and a clubhouse with an elegant architectural style. The overall design maximizes the effects of views, sunshine, vision and space dimensions and addresses the different needs of the people in activities, transportation and security. “Every Garden” basically uses three colors, black, white and gray, reflecting the brevity of the contemporary style but encompassing exquisite details for impressive visual effects.
“Every Garden” highlights the harmony of the architecture with its environment and the design emphases the inheritance of the history and the culture, in the hope to create an embracing new architecture, responsive to its prime location and the city’s expectation for high-end residential buildings. “Every Garden” will become a landmark building with strong local features and profound cultural connotations.
